近期，官方發(fā)布的多組數(shù)據(jù)顯示，樓市小陽春呈現(xiàn)蔓延之勢，尤其是一二線城市明顯轉暖，讓不少徘徊的炒房客和中介機構蠢蠢欲動。

對此，住建部迅速作出反應，對房價漲幅較大的城市做出了預警提示，蘇州、佛山、大連、南寧被公開點名。

China's housing regulator has alerted four Chinese cities over marked housing price rises in the past three months, Xinhua reported Saturday.

據(jù)新華社18日報道，住房和城鄉(xiāng)建設部對近3個月房價漲幅較大的4個城市進行了預警提示。

Local governments of Foshan, Suzhou, Dalian and Nanning were urged by the Ministry of Housing and Urban-Rural Development to stabilize land and housing prices as well as market expectations.

住房和城鄉(xiāng)建設部要求佛山、蘇州、大連、南寧當?shù)卣袑嵃逊€(wěn)地價、穩(wěn)房價、穩(wěn)預期的要求落到實處。

The ministry reiterated that "houses are for living in, not for speculation," and called on the four cities to enhance market monitoring and analysis and address rising problems in a timely manner.

住房和城鄉(xiāng)建設部強調(diào)了“房子是用來住的、不是用來炒的”定位，要求各地進一步加強市場監(jiān)測分析，及時解決市場運行中出現(xiàn)的問題。

Six cities were also alerted on April 19 over similar reasons.

住房和城鄉(xiāng)建設部在4月19日對另外6個城市也進行了預警提示。

從國家統(tǒng)計局最新公布的4月70城房價數(shù)據(jù)來看，上述被預警的4個城市中，大連、南寧都屬于房價明顯上漲城市（蘇州、佛山不在統(tǒng)計范圍內(nèi)）。

China's house prices continued to stabilize despite slight increases in April, according to the National Bureau of Statistics. Sixty-seven out of 70 major Chinese cities saw an increase in the price of newly built homes sold in April.

國家統(tǒng)計局數(shù)據(jù)顯示，今年4月全國房價穩(wěn)中略升，全國70個大中城市中，有67個城市4月份新建商品住宅價格環(huán)比上漲。

On a month-on-month basis, new home prices in Dalian and Nanning rose 0.7 percent and 0.9 percent, respectively. On a year-on-year basis, new house prices in these cities grew 13.2 percent and 11.5 percent, respectively.

其中，大連和南寧4月新建商品住宅價格環(huán)比漲幅分別為0.7%和0.9%，同比漲幅分別為13.2%和11.5%。

Although excluded from the 70 major Chinese cities surveyed by the National Bureau of Statistics, Foshan and Suzhou also saw a surge in home prices in April.

雖然佛山和蘇州不在國家統(tǒng)計局70城統(tǒng)計范圍內(nèi)，但其房價在4月也有所上漲。

今年以來，房地產(chǎn)市場政策不斷微調(diào)，部分城市房價出現(xiàn)上行態(tài)勢，各地調(diào)控次數(shù)明顯增加。

中原地產(chǎn)首席分析師張大偉認為，雖然最近出現(xiàn)了部分城市的微調(diào)，但是整體看，中央遏制房價上漲的決心不會發(fā)生改變。

There are signs that the central government will not change its resolution to control house prices, Zhang said, adding that in the future the real estate market will continue to crack down on speculation.

張大偉認為中央遏制房價上漲的決心不會發(fā)生改變。同時，未來樓市政策將依然打擊投機行為。
